Here is a summary of the Rancho Santa Fe real estate market for September 2017 based on information provided by the MLS (private sales are not included). These data are deemed reliable but are not guaranteed.
Sales of detached homes for September rose by 1 to 26 (up 4%). There was only 1 attached home sale in September, compared to 2 last month. 22% of the transactions were cash, compared to 48% in August
The average sales price of the detached homes sold was $2,551,961, an increase by 3% from the August average sales price. The attached home sold for $980,000. The MEDIAN sales price for detached homes was $2,348,000 (down 6%).
Average marketing time for the detached homes was 98 days compared to 95 in August, and 164 days for the attached home, an anomaly (the condo had fallen out of escrow a couple times before selling).
The detached homes sold, on average, for 90% of asking price; the attached home sold for 89% of list price; 2 detached single family homes sold for their asking price.
As of the end of September there were 2 homes in the Rancho Santa Fe real estate market with a Contingent status (i.e., short sale and REO homes that had offers being reviewed), the same 2 that went contingent in August.
As of the end of September 2017 there were 221 Rancho Santa Fe homes for sale (97% of these are detached single family homes), down by 5% from last month, the second decline. This represents an inventory of 2.8 months for attached homes (down from 3.4 months in August) and 7.8 months for detached homes at the current rate of sales (based on a 6-month period), down from 8.4 months in August.
The high end market continues to shift in Rancho Santa Fe, and overall is a market that is trending toward a balanced market for detached single family homes, luxury properties and estates, but remains a strong seller’s market for buyers of attached homes.
The number of Rancho Santa Fe homes coming on the market in September, 36, was down 23% from last month (47). The number of homes going pending in September, 15 (excluding those that closed escrow), also decreased, by 48%!
