My daughter, ErinBates, a millennial and mortgage mover, was over this weekend for dinner and going on and on about a new platform her company built. I was very intrigued so I asked her to write us a little guest blog about it.

 

Without further ado: 

 

Hey ActiveRainers!

Yes, over at my company, CMG Financial, we sure are excited about a new platform called HomeFundMe, the 1st and only agency (FNMA) approved crowdfunding platform for down payments.

((Think GoFundMe for homes))

FOR EXAMPLE:

What if your neice was getting married and instead of registering for towels and dishes, her and her future hubby registered for a HOME!? Would you be inclined to donate? HomeFundMe allows you to visit your neice's personalized campaign page, linked to FaceBook and created in conjunction with our fundraising coaches, to gift money towards a house.

  • Unlike traditional loan/down payment gifts these funds DO NOT have to be sourced or seasoned
  • You can chose if you would like the funds back if they DO NOT buy a house within 1 year, or you can choose to let them have the funds either way. (conditional donations)

Your neice can share her campaign with her friends, family, spiritual community, employer & colleagues, and beyond (who all do you know that would help someone buy a home?) 

Whether it's $10 or $1000, every gift ads up! 

CMG Financial, as the lender, can (and will) contribute to the campaign and Realtors can as well.

Though anyone can use this program we are betting that a big portion of users will be
Millennials and GenXers (my people!).
In 2016 34% of home buyers were Millennials while 28% were GenXers
and in a recent NAR survey they stated that their biggest obstacle to home ownership
is coming up with $ for the down payment. Enter stage right: HomeFundMe!

JoAnn Moore - yep, you got it! HomeReady/HomePossibles are the program upon which this platform is built! CMG will contribute 1% (up to $2500) of the sales price for AMI borrowers and 1% (up to $1000) for Non-AMI (matching $2 for every $1 borrower raises). Realtors can give up to 1% on AMI (none on Non-AMI).

Belinda Spillman I am with William Feela on this issue. I had to sacrifice and work like a dog for my first home; nop one gave it to me, or the downpayment for that matter.

It is an interesting concept.  Considering the time and energy we put into our lives together, including buying a home, I would say it was character building,  and I cannot get behind this.  It works for some, I have no doubt.  A

Hi Belinda --- I think the added exposure of this program by Erin Bates on your post will help to reinforce the concept.   It will be interesting to see "progress reports" to keep up to date with HomeFundMe.

It has been very interesting to see all the different points of view coming out with the introduction of this program. Many seem to think this is a "hand out" or "entitlement" rather than thinking about all of the creative ways this can be used to help others AND to build business. Giving money toward a house instead of: birthday gifts, wedding gifts, new baby gifts. Congratulating your (student loan debt saddled) recent grad with some money for a home. Asking an employer to contribute to their employees as an employee benefit or part of a relocation package. Marketing to buyers that you, as a Realtor, will help bridge that gap by contributing. Supporting your responsible adult-child - they raise $10k, you chip in $1k. Builders contributing. 

 

The fact is that the Real Estate market is taking a heavy turn towards being ruled by Millennials and GenXers and these groups of people, as much as we are at times "hated on", are generally good and do not expect handouts. BUT we do often struggle to save large sums of money. Between student loan debt, dramatically increasing cost of living/rent (without commiserate income), functional obsolences built into cell phones, cars, etc., it's tough. Times have changed and HomeFundMe, in my opinion, is a program that can help be a bridge to the future and keep our Real Estate market strong and moving.

Hi Belinda and Erin-When Larry's daughter married she and her husband to be each owned their own homes but wanted to buy a larger one for the family they would have. I'd have been all for contributing to their down payment via that program rather than buy gifts they didn't need.

What I have learned in recent years is that couples often live together for quite awhile before they actually marry.  They may not need the traditional gifts to set up house keeping that previous generations did.  Money for down payments seems more and more like a good wedding gift.

Sounds like a good program, especially for young couples starting a family.  In my mind, it has been done without a program in place, as I have seen money trees at weddings, which seemingly, the money they receive on that tree could be saved up for use towards a down payment.

Kathy Streib and Brian England -  you got the idea!! The cool thing about this program is that the funds do not have to be sourced OR seasoned. Typically gift funds have to come from a blood relative and require significant documentation for the lender, or they have to be held/seasoned for a full 60 days. HomeFundMe requires neither and buyers can raise money all the way up until days before closing! YAY!
