How did homes sell in NW Austin Canyon Creek Subdivision in Third Quarter 2017?

Check out Canyon Creek area single family homes sold in the Third Quarter of 2017 compared to 2016. The numbers are in and homes sold with positive appreciation. 2017 Third Quarter shows an increase in number of homes sales (by one) but a decrease in sales price (because smaller homes sold).
The number of home sales in the Third Quarter increased by 5% compared to Third Quarter of 2016. The average sold price decreased 9%, and the average/square footage price increased by 10%. Homes sold in 2017 were smaller by 17%. The price/square foot usually trends upward as square footage decreases.
I’m doing what I always do and that is to follow the 3 “A’s”: Anticipate, Adapt and Adjust as we move into a more balanced market. We are moving from a sizzling housing market to a more controlled market. Keeping perspective is the key… it’s not all bad to embrace these cooler indicators. Third quarter in Canyon Creek showed buyers purchasing smaller homes which translated to lower sold prices but higher price/SF.
Current inventory is staying on the market longer as buyers resist continued increase in prices. Sellers, it’s important to be realistic about your pricing and understand you have to travel further to meet the expectations of the buyers!
Presenting your home in its best light coupled with listing at market price is the key to going from Active to Sold.
As of Oct 1, 1 2017 there are 17 active homes on the market in Canyon Creek with average days on market of 74 days. There are 5 pending homes on the market with average days on market of 41 days.
