New business is what we focus on every day. We’re always thinking about where our next dollar will come from. We dig for new listings.  When we secure one, we attempt to secure another by marketing the new one. 

 

Homeowners who know they will be listing their homes in the near future are watching us closely.  The “just listed” postcard is the trigger for them to keep a close eye on where we market and how we market.

 

Potential sellers are searching online and offline.  The local newspaper; other postcards; Google searches for a variety of keyword phrases and more. 

 

Once the purchase and sales agreement is signed and the financing process begins, the agent pays attention but doesn’t focus on that transaction. The ball is in someone else’s court and follow-up needs to be done but not every day!! 

 

The intensity of thought should be directed to finding your next listing. Use that transaction previously created to market for your next one.  Postcards announcing a pending sale will accomplish that, especially with the statement of “Find out if this sale price changes yours!”

 

Shake the new fruit from the tree. The ripe ones have already been picked and are on their way to closing.

Just listed, pending and SOLD get sent with each listing. Pending and SOLD go out with buyer closings too. Even if you're not listing or selling a home every week, it sure give the appearance that your selling lots of home with all those cards going out.

Grant Schneider and that's where so many agents get off track....they put a deal together and focus only on that deal.... follow up is important and must be done, but focus and full effort should be exerted on securing new business... keep moving forward....no stalls.... no treading water...

yes, it is, Chris Ann Cleland but so many ut a deal together; get the ball rolling; and then they slow down with finding new business.... the gap is created and that's how stagnant agents are created.... just my opinion...
