It's been the same story in Brookside all year....strong sales in the $300-$400 price range and not enough inventory is pushing prices up.  Here is the September 2017 single family home sales report for Brookside, with comparisons to last year:

September 2017

Median List Price:     $349,000

Median Sales Price:   $333,000

No. of Homes Sold:        17

Days on Market:             8

 

September 2016

Median List Price:     $380,000

Median Sales Price:   $375,000

No. of Homes Sold:       29

Days on Market:            44

 

The lowest closed sales price last month was $195,000 and the highest was $520,000.  In September 2016, more homes closed over $500K, including a $1.2 million sale so that's why overall sold prices were higher last year.

Median Sales Price:   $365,000

No. of Homes Sold:        225

Days on Market:              18

Median List Price:      $359,000

Median Sales Price:    $353,500

No. of Homes Sold:       252

Days on Market:            35

 

Prices are up 3.25% YTD compared to 2016.  Currently there are 50 active single family homes listed, with a median price of $557,500 and 62 days on market.  Twenty-seven of the 50 are priced over $500K; most demand is in the $250-$400K price range...although it's increasingly difficult to find any nicely updated and maintained home in 64113 for under $275,000.
