The Estates at Stuart Condos October 2017 Real Estate Market Report

For October 2017 there is only one condo available to purchase in the Estates at Stuart.  The list price is $158,000 which equals $133.33 per sq. ft. of living area.

There are no condos currently under contract.

In the past 12 months, 4 condos have sold.  Sales prices ranged from $135,000 up to $199,900 for an average sales price of $161,725 or $114.55 per sq. ft. of living area.  These condos averaged 76 days on the market prior to going under contract and sold for an average of 93% of list price.

About The Estates at Stuart Condos:

The Estates at Stuart is a newer condo community with 123 units that was originally built as an apartment complex and then converted to condos beginning in 2005.  After the slowdown in the real estate market, a large number of these units were taken back by the developer and continue to be in the in-house rental program.  Currently, with only a very limited number of these condos available for private ownership, there is quite the demand for this community because of the wonderful amenities as well as excellent location.

The amenities include a fully-equipped fitness center, children’s playground, large resort-style pool with covered lanai, sand volleyball court, tennis court, recreation, and billiards lounge and beautiful landscaping. This is a gated community and only minutes from the historic downtown area of Stuart.  Also, only about 10 minutes to I-95 for those needing to commute either north or south or wishing to take a short trip down to Miami, Fort Lauderdale or up to Orlando.

Also within easy reach of shopping, restaurants and medical facilities all of which makes for a very much sought after community.

Condos in the Estates at Stuart range from 1 bedroom 1 bathroom units up to 3 bedroom 2 bath with the square footage of living area from just under 800 sq. ft. to over 1,500 sq. ft.  Some units come with either attached or detached 1 car garages. This is a dog- and cat-friendly community allowing for up to one medium sized pet.  The condo association fees vary by size of the unit and whether a garage is included or not and run from just under $175 a month to $350 a month as of June 2017.

Good morning, Gabe -- your market reports include such terrific(and important) details along with lots of photos that truly capture a property and/or community.

I do have a question - with some units still owned by the developer as rentals -- have you noticed any issues with lenders?  I know some of our lenders don't want any individual party to own more than a certain percentage of the total units.   Just curious if that is the case for complexes like and/or similar to The Estates at Stuart condos.

It can be an issue, but in this particular complex, it is not.  These were originally apartments and the ones still held by the owner are considered to be a different entity.
