
Once you've got the signed listing agreement and are about ready to leave your latest listing, did you ask all the questions you needed to?
I'm positive you covered the facts about lockboxes and put their minds at ease. And you asked which phone number to put into the MLS for agents to contact before showing. And you wouldn't have covered that before you asked what times the house could be shown.
So you are zooming out the door, and letting them know that the sign will be up on or before such and such day. But did you even think to ask:
"Do you have any landscape lighting, or sprinkler system, that our sign post might interfere with? If so, can you please mark the spot on your lawn where the sign should go to NOT interfere?"
During the listing appointment you probably uncovered any such extras about the house that made it a great buy, but did you even think about what might happen when that hole gets dug for the sign post? This is even more a concern if you are like me, and hire a third party to do the heavy lifting and digging.
Just one more thing to keep in mind to be respectful of your new clients and their home. Digging into a sprinkler system, or inadvertently cutting a landscape lighting wire, would be a bad start for you and your new clients.
Great point...many of my clients have electric fences for their dogs. They are easy to repair, but inconvenient for all if they are broken.
