I have a neighbor that listed their house with another agent. It's awkward since we both know each other and I finally wished him well the evening I saw the Realtors sign go up. I have come to understand that many people have friends, relatives & associates that they go to first. So be it. At times, I am that man too
TWO DAYS LATER
My neighbor comes over to talk and share and expresses to me his concern. We don't know if the house is priced right. What? Now I knew the pricing for the area and remarked to him that it is a bit under priced but your response will bring about several good buyers so you will get market anyway
WE JUST DON'T KNOW
I then let him know about sales in the neighborhood and what things are going for. I also told him about his target buyer too. He will need certain-income and down-payment to qualify which will weed out the many. I ended up reconfirming that the house will sell
MY NEIGHBOR THEN SAYS....
His response was well if it doesn't sell, we will rent it out but we don't know what to rent it for. What? I felt like I was with Helen Keller. I said this is the third time I am telling you it will sell. Start packing and be prepared to move within 60-90 days at the most. He is just staring at me.
THE INTERNET SAYS...
Then he starts telling me what he read on the Internet in regards to what houses are worth in this neighborhood citing that they are still not sure. I SAID: We have been over this already. Start-packing! Lets see who turns out for the open house he says and that he will be there that day
I SAY...
Let your agent handle the open house and try to stay out of it. Oh, I will be looking after the dogs so I won't interfere. Dogs? At the open I thought to myself. Then I decided to change the subject and talk about life and other things. This sale is not my concern. But here's the thing....
WHERE IS YOUR AGENT?
If he had an agent who did the homework (pun intended) there would be no doubt, no Internet says and a open house viewing with dogs. The client was ignorant, fearful and hesitant left out in the cold and I hold the agent accountable for this. Let me tell you why...
WHERES THE SERVICE?
It is our duty to fiduciary and otherwise to serve our client to the point where they are at rest and at peace because they have hired & outsourced this major responsibility. After talking with this neighbor of mine, it was like the agent and him never had a meeting of the minds to solidify what they are doing
THIS IS STANDARD FOR PROFESSIONAL CONDUCT
I know what it costs to build a house new in my area. I know what places rent for too. I also know the latest sales as I follow them and can tell you you in conversation what is going on and mind you, I do this to keep current in my neighborhood and in any neighborhood I take a listing in.
I'LL TRY?
That's what I (me) am selling i.e. superior exceptional services with a predictable start and finish. There is no chance, accidents, unknown outcomes, luck or lack of direction but instead a hands-on this is where we are going, when and how we will get there attitude and conduct. Fasten your seat-belt!
WHO DOESN'T WANT THE BEST IF THEY PAY FOR IT?
When hundreds of thousands of dollars are at stake for both buyer and seller how can any less be done? You would think that the best and highest services would be found where high stakes money are. Think five star meals, hotels, expensive cars, jewelry and miscellaneous high end products.
HINDSIGHT?
Furthermore and what most people don't allow for is that some things have to be done right the first time and in Real Estate it must hold up for at least four years which is the statute of limitations in California for lawsuits. Sad for the client and principal who wont know until after wards whether what they did or did not get as far as services and results go... until after wards?
