7 Texts to Engage Buyers

Real Estate Technology with KWKLY

Let's face it. We know the stats. We know our clients text. We know that most of the time their phones are within arm's reach, even in the bathroom. So why don't more agents take advantage of this communication tactic?

KWKLY Text to Lead can deliver potential client phone numbers right to your mobile phone. That's right, the most vital piece of contact info can come to you. We tell you HOW in this article. But what is stopping agents from leveraging texting in their marketing? In most cases, it is simply an issue of not knowing what to say - in this post, we are going to show you Mega Agent Ben Kinney's 7 text messages that engage buyers. Use them!

1. Would you like to see the inside of that home?

Of course they want to see the inside of that home. They're most likely standing in front of it if they're using KWKLY to gather the information. This message says that you are ready to help them.

2. What are your real estate plans for the year?

This works very well. There is a lot going on with this question. It is certainly not what they're expecting which is what it's all about. Sending a subtle message that you are not high pressure doesn't hurt either.

3. Are you by chance interested in a great deal?

Who isn't? This should trigger a response. You are letting them know that you are the area expert and have the inside track on all things real estate. If they don't want a great deal, forget them! You don't want to work with them anyway.

4. Let me know if you want to see the best properties around you?

Every buyer wants to know their agent has a pulse on the market. This says that without you having to play personal cheerleader.

5. What are your 3 favorite neighborhoods?

What you are saying here is "I want to work for you!" If they feel you have their best intentions in mind, you will win their business.

6. How do you prefer to be contacted?

Common courtesy goes a long way toward building and maintaing trust.

7. Let me know if there are any other homes you want to see the inside of?

First impressions last. Out of the gate, you are letting them know you are here to help them along the way.

I agree with Sharon. Our millennial kiddos communicate via text and so learning new ways to communicate with this generation of buyers is excellent. (P.S. I secretly like texting, too. Most of the time.)

Your responses are very helpful. I usually call, receive no answer and tell them I will text and do so immediately. You have provided some great responses. Thank you.

These are great examples. A quick, directed text is great as a followup or backup to a phone call.

I fought against texting for a long time because I wanted to talk to my clients.  I still do but the younger ones want to text so texting it is for them.  It is nice to have their questions and answers in writing.  Is there an easy way to move texts to a computer in order to file them for future reference instead of having to keep them all on my android phone?

Well, two of those questions can be answered yes or no, so they are poorly phrased questions. Sorry, Ben Kinney, you can do better than that.

I would change #1 to WHEN would you like to see the inside of that home?

and #3 to WHAT kind of great deal would you like to get?

Elizabeth Weintraub Sacramento Real Estate Agent, Top 1% of Lyon Agents I think that the premise behind this is very cool but I think there could be more that can be said here and I was suggesting to Ben that we all should contribute to a master list of things like this.
