Hi Teri...The home was picture perfect, New listing, Open House and on Top in Google thanks to my AR post here. Everything was working for a quick sale, I do this with all my listings...Three offers SOLD over asking price.
Yes I use photobucket as well as my web site virtual tour on my points2 web site, with photobucket on the front page.

Just Two Days on The Market and SOLD $13,500 over Asking Price. We held back offers until after my Sunday Open house last week. I had twenty people come through my Open House. The Seller had done an awesome job preparing her Lovely home. I told everyone there were already offers but none would be considered by the Seller until that same evening. At the time I had two offers for sure coming. During my Supper time another Realtor called to ask when we were presenting our offers, I said 7 PM. He asked if we could wait until 8:30 as his Buyers had just called him and he was out of town. I agreed and notified the other Realtors. I gave the all equal opportunity to present their offers to the seller. I soon became clear we were going way over the asking price, we settled at $502,500 with an asking price if $489,000. This last Friday the Buyer removed their subjects. The Buyers were from the Realtor who called.
Good Pricing does work along with a prepared and appealing home. And of course Blogging here Helps a Lot!
