A Look At The Real Estate Market For The First Nine Months of 2017

This is a real estate market activity report for the Historic Highlands neighborhood in Pasadena. In this report, I will share information about sales for the first nine months of 2017 along with a comparison of the same time period for the previous three years. Additionally, I am including a recap of properties currently on the market for sale and in escrow. Statistical information in the report has been gathered from our local multiple listing service(mls) and may not include all transactions.
The Historic Highlands neighborhood consists of approximately 715 per the community website and was formed in the 1990s. In 2008 it became a Historic Landmark District. Generally, the neighborhood boundaries are Washington Boulevard, Lake Avenue, just south of New York Drive and Hill Avenue. The neighborhood is located north of the Foothill(210) Freeway and is convenient to abundant choices for shopping, dining, entertainment, culture and recreation.
You will find a variety of architectural styles represented on the tree-lined streets in Historic Highlands which showcase Craftsman, Colonial, Spanish, Mediterranean and Cottage style architecture. You may have seen the neighborhood in movies, television or advertising as the community seems to have caught the attention of “casting agents” looking for a picturesque community.
From January through September, there have been nine mls-reported closed transactions. These sales range from $650,000 to $1,450,000 with an average price of $937,556(median sales price $851,000). They have sold at 105.04% of last list price and for $609.09 per square foot on average.
There is currently one Historic Highlands home on the market for sale. An approximate 2412 square foot circa 1923 Craftsman home is newly listed at $1,275,000. There are no homes in escrow.
In the first nine months of 2016, there were eleven closed transactions reported. The sales ranged from $565,000 to $1,600,000 with an average price of $1,002,591(median $880,000). Eight of these transactions sold at or above the last list price for a 102.15% average. The average price per square foot was $490.31 for the period.
Sales activity(number sold) was better from January through September in 2015 with what seems to be an unbelievable 18 properties sold according to mls reports. These closed transactions ranged from $500,000 to $1,600,000 with an average price of $963,028(median $829,000). They sold at 102.64% of last list price and for $474.77 per square foot on average.
It should be noted that the homes in Historic Highlands Landmark District offer a wide variety of home and lot sizes. Additionally, as is typical in many Pasadena historic neighborhoods, some of these homes are fixer-uppers while others have been extensively restored. So when evaluating either a list or purchase price, time and expertise at analyzing the market conditions is crucial. Other factors for consideration include location within the neighborhood, condition, updates(or the lack thereof), emotional appeal and timing.
