Real Estate Agents, Stop Showing Properties To Strangers
Just had a delightful call with someone who wanted to see one of my listings. At the end of the conversation he called me a bad name and hung up. Why do I consider this a win? Take a look at how the call went down...
Caller: Yes, I want to see your home at 123 Main Street today. (it's Sunday)
Me: That's great, let's see how soon when we can get you in. What's your schedule like?
Caller: I'm near the home. Can you be here in 15 minutes?
Me: 15 minutes is a challenge, but we could do something later today or tomorrow. Are you paying cash or using a loan for your home purchase?
Caller: I would rather not say. Can we just meet there in an hour?
Me: In order to protect the seller, myself, and save you time I will need to know some basic information. Are you moving to the area or do you currently live here.
Caller: That's none of your business....
Thus endeth the important part of the conversation. There were more red flags going off than a Chairman Mao remembrance parade. The sad part, according to the caller THREE other local agents had dropped everything and met him at different homes.
Agents, if the caller will not answer basic questions, why the heck drop everything to go open the door. You could be putting your personal safety at stake. And if the caller just is a jerk who won't commit to an agent? What makes you think he/she will for you.
As an agent (read small business owner), your job is to make your profit/loss statement as healthy as possible. You are not required to unlock doors, chase unrealistic sellers, or find a rental when there is no compensation. To last in this business, put your business first!
