A Tale of Two Homes

I went on two listing appointments last week, within 24 hours of each other. Both Sellers want to sell and move locally. I sold the home to the first seller and I spoke to the other seller 3 years ago about selling. Other than the interest in selling, there were very few similarities between the two.

Seller one bought really well about 6 years ago and has some equity in their home. In order to realize it though, they need to do a few things around the house. The complete inside of the home needs painting, there are some outside repairs that need to be done, Window panes to be replaced, doors to replace, carpet to replace, and general home sprucing up. We talked about how big a job they have in front of them, and decided to meet again in 30 days to see what is left for them to do. I think they will be listing after the first of the year.

The second seller had recently painted the outside of her home. They have a small apartment that has also been repainted and the bathroom redone. The inside of the home needs minimal work. They could have their home on the market in a week if they wanted too. But instead, they want to wait until next March. They want to be in the Spring Market.

Two homes so different, yet with sellers wanting the same thing, to sell their home and move on to something else. Each listing appointment I go on is completely different. Each seller has different needs. If you are looking for an agent to list your home, go with one who can supply a solution for your specific needs.

So true, Peter, that no two sellers/listings are totally alike. And it's true for buyers, as well. You might have three buyers all looking in the same area with the same budget and will buy totally different houses.

Congratulations on the feature! I agree, one has to listen to the client to know how to proceed in a way that makes the client happy. If the client isn't happy, then we don't get repeat business. Thanks for sharing!

These are good examples of how different each client’s needs can be even though the overall goal is to sell, which covers such a huge continuum depending on the circumstances.
