How The Desire For Privacy Impacts the High End Real Estate Market!

The latest word from luxury real estate companies such as Strutt & Parker in London and Luxury Portfolio in the United States have reported that the majority of high net worth real estate buyers are concerned about privacy more than ever before.  

 

When it comes to buying luxury real estate, buyers may have on their lists of  requirements: gates, outdoor surveillance cameras with night vision, fingerprint recognition, iris recognition as well as ceiling devices that spray pepper when tripped.

 

When listing their properties security minded high-end sellers will often request that their listing is kept of the MLS and other syndicated sites.  Their preference is to have their homes marketed discreetly. These are known as off market listings or  pocket listings. 

 

Recently a group of powerhouse luxury real estate agents both listing and buyers's agents created a national pocket listing service to aggregate listings. This site is strictly for licensed agents and not available to the public. Their focus is to safeguard the sellers and or buyers privacy. The ultimate goal is to become a viable platform for collaboration in the luxury real estate community.

Dick Greenberg , we have a friend who is a character actor, and he did not want his home listed on the MLS.  He was worried for his kids security as was his wife.  It was not a high end home by any means,  And these days, better safe than sorry.  I really don't see how the MLS has a leg to stand on this one, just my opinion.  A

Everyone has the right to list their home the way the want and if safety is an issue with their family this takes precedence over listing in the MLS.  Being safe rather than sorry rules!

Hi Ron and Alexandra- it's certainly understandable.  It's already a necessary invasion of privacy for anyone to have their home on the market. but, I'd imagine that especially so when you're dealing with a high end property.

I will just say, we have listings from $80 million to $300 million and these high net worth sellers understand that if they want to sell at these price points the word has to go out Globally there are less than 10,000 people world wide who can afford  these homes and having a private network is .... well  you know...Endre

Hi Ron and Alexandra Seigel - I enjoyed reading this post. I tucked it in my memory banks.  We have many celebrities who own property here in Sedona but nobody talks about it (out loud). I did not know about pepper spray in the ceiling. Fortunately security is not an issue here...which is wonderful!

I have seen this practice already in Spain.

For those worried about violating MLS rules, well, it doesn't violate any MLS rules if it's not in MLS. In fact, our MLS has a separate clause in our contracts that we can initial if it's not placed in MLS. There is no law that says all listings must go into MLS. And in some cases, it's better not to.

Further, if they are not in MLS, the sale is not reported in MLS. There are also ways to keep names and sales prices out of the public records all together.

Ron and Alexandra, this was going on for many years, at least, they will now be listed in one place. I read about it in Inman News a couple of months ago. 
I listed and sold the home of a very well known person in Central FL, marketing it without MLS entry isn't that much different, there are other platforms. I don't blame the rich and famous for wanting to protect their families and privacy.
