We are listing agents on The Todaro Team, and I search for new inventory every week.  I refer to our listings as our inventory.  In a seller’s market, the shelves empty quickly, and it’s a consistent marketing effort to replace that pending inventory with new fresh listings.

 

Pricing properly is the key to moving property. It doesn’t matter what the state of the market might be, the active homes must be priced within the right price range.

 

 

The majority of the listings you’re viewing in this pie chart have lingered on the market.  The homeowners hear and read about the seller’s market that the town of Franklin MA is experiencing, and they want to increase the recommended list price.  That’s a counterproductive business decision by the homeowner.

 

 

Homes that are priced properly will attract dozens of buyers, and that results in a bidding war.  The urgency to purchase is obvious with the mob of visitors viewing the listing.  The results are unbelievable. We had one that resulted in a figure of $40,000 beyond list price, and it was not contingent upon appraising for the sale price. That’s how strong the demand is for homes to sell. The time to sell is ideal for homeowners. Interest rates are very desirable for a purchase.

Will Hamm yes.... once homeowners receive a postcard, they go online to see what your presence is there.... I posted this to my website and it will feed to my Facebook Business page....now I'm going to post it to the team members' websites.... and it's already on my personal Facebook page....

James Dray the demand is great but the need to price right is a factor in that equation that cannot be eliminated....

Barbara, if only sellers would get it when they need updating and all they can say is I need to get this amount!  One just shakes the head...you are on the winning track in Franklin for sure.
