First impressions are important and Buyers remember things about a house that you may not even realize. We recommend that a homeowner not to be home during your Long Island showings. When a Seller remains present and in sight, buyers may feel uncomfortable. It may be a hassle to your normal routine, but if possible, you shouldn't stay around. A motivated Seller should appreciate that flexibility is important when selling your Long Island property.

 

As Long Island Realtors®, we know it can be uncomfortable for the Buyers, the Showing Agent and the Sellers if they have to walk around the house whispering their comments. They may want to stay in a certain room longer and picture themselves living there. They may feel rushed or pressured that the Seller is wondering what they are doing or what they are thinking. The Buyers may not feel free to ask questions and comment while taking the tour.

 
Have you noticed that when the sellers stay, the showings are different? Buyers seem to rush through instead of trying to picture their own "stuff" there. There's no casual conversation when an owner is around. Buyers and their agents try to make complimentary comments within ear-shot of the seller.
 
We took a buyer client to a house recently, and he asked the seller why she was moving. She said "I can't stand the neigbhors, but maybe you will like them" -  (Yes, she did say this!)
 
When we represent the seller, we believe it's in the seller's best interest not be in the home during showings.

 

So Sellers, it's up to you to get your Long Island house in Show Ready condition...

Good morning, Sheila and Larry... exactly what I warn my sellers about if they mention staying at home. Fortunately, it's not a problem I encounter frequently and more often than not, I find my sellers really don't want to be there when prospective buyers come to look.

I cannot agree more. Sellers can damage a future sale, without even trying to.

And if a seller stays home but hides in another room, it's the same as if they are visibly following them around.

Yesterday I showed a house and the seller was on the porch waiting for us to go inside - then he went outside, but it was still awkward. That was the fastest showing of the day.

I always go over this with my sellers and explain while they need to leave during a showing. I've had very few sellers over the past 26 years that didn't get they needed to "hit the road" when there was a showing. Most don't want to be there..very uncomfortable.

Good advice - yes, it is certainly in the seller's best interest to leave and let the potential buyer stroll through without feeling like they are intruding.

Sheila and Larry, spot on advice. Sellers being present during showings is just so awkward. I've fortunately never had a seller not get why they need to leave but, sure have shown homes with sellers home and it always make the buyer want to hurry up and get out of there.

Hi Sheila and Larry -- as I tell my seller clients --- this is not like living in your home...you're moving so don't remove any doubt in the mind of a prospective buyer.  Your home is now a product --- it must be merchandised...yes....it's a hassle but with the right marketing, it will be a lot faster process if you(as the sellers) do the right thing.
