 Tip #1...

 All homeowners want the highest price possible when selling.  But keeping in mind that pricing your home aggressively could mean multiple offers - which can and many times does drive your sale price above your asking price. 

 

  Tip #2...

 Patience is a virtue.  It's your home's first day on the market.  The showings are piling up.  Your agent calls to let you know that you are expecting an offer.  Don't let the excitement make you jump too quickly.  If you have numerous ( or even just one more) showing, by allowing your agent to reveal the fact that you are expecting another offer or even several offers it could mean higher offers and (cross your fingers!) maybe even  a bidding war!  

Tip #3... 

Curb appeal. You know the old saying, "You only get one chance to make a great first impression".  This couldn't be any more true than when listing your home.  In this frenzied market across the country, great homes that have curb appeal sell overnight and at asking price or above.  If your grass needs cutting or shrubs need trimming-- call the landscaper!  This is the first impression that buyers have of your house.  If the outside doesn't present well, buyers may very well think looking inside is a waste of time.
