Sellers Want to Know – Should I Wait Until Spring to Sell? - Undeniably, the spring real estate market 

traditionally is an active time to sell. Buyers many times are trying to time their purchase around vacations and school schedules, those factors influencing their home purchase timing.

Great, springtime - the buyers are out - however, so are the sellers.  Sellers can find themselves competing with a flood of new listings with buyers being very selective among those as to how properties meet their specific criteria. This can mean a lot of showings and not necessarily a quick sale.

Going into the summer months, buyers many times aren’t anxious to view properties when dealing with the hot months, and working around vacations becomes more challenging.

There are some very positive things for sellers to consider when thinking about marketing their home in the fall.

-          Buyers in the fall months, and for that matter winter months, tend to be more serious, and a lot happier about viewing properties in cooler months. Even in the winter months, buyers often experience cabin fever and are thinking ahead to spring, and welcome the opportunity to venture out when the weather permits.

-          During the fall months, there are possibilities that there are buyers in the mix who are new hires for the first of the year, possibly resulting in relocation, or buyers who will be in better financial position for move up properties.

-          In the Southern Maryland market, waterfront sellers can take advantage of the falling leaves and improving water views, a top priority for waterfront buyers which can result in better prices for waterfront sellers.

The reality is that there are buyers in the market 365 days a year. Regardless of the time of the year, well priced, well marketed properties will sell and sellers should incorporate these considerations into their home sale planning.
