6 Steps to selling your Arlington, Texas home!

 

1.) Name Your Price! 

You should determine the best selling price for your house. You will need to take into consideration 

- The condition of your home 

- Do a CMA (to compare what other homes are selling for in your neighborhood) 

- The overall market in your area. 

Your agent will know what other houses are selling for in your neighborhood and just how long those houses have been sitting on the market.  Also you could always have an appraisal done. It's always better to set a fair market value price than to over price your home. However, you can always increase the price. Houses that are priced to high normally always take a while to sell. 

2) Prepare Your Home! 

It's time to break out of that owners mindset and get your house in tip-top condition and ready for showings!!! Of course the condition of your home will determine how quickly your home sells. FIRST IMPRESSIONS ARE MOST IMPORTANT!!!!! 

3) Get Your Home Out There! 

Now that your home is ready to sell we will set up a marketing strategy specifically for your home. We will 

- Put it out on the Internet 

- Write blogs specifically for your home 

- Yard Signs 

- Have Open House 

- Social Media 

- Direct mail marketing campaigns 

4) Receive An Offer! 

When you receive an offer from a potential buyer, we will first find out if they have been pre-approved for a home loan. If they are, then we will review the contract, make sure all parties reach requirements, and then prepare to close. 

5) Prepare To Close! 

Once you accept an offer you will need to make a list of what you and your buyer must do before closing. the property may need to be formally appraised, surveyed, inspected, and possibly have repairer's done. Depending on the contract you (the seller) may have to pay for all of that to be done. If there are problems with the home, the terms set forth in the contract will dictate your next step. You or the buyer may want to walk away, open a new round of negotiations or proceed to the closing. A few days before closing you will want to contract the entity that is the closing transaction and make sure all the documents are ready to sign. 

6) Close the Deal! 

We (your agent) will be present during the closing to guide you through everything. From here both parties will sign all documents and your home will be SOLD!
