I thought I would pass on a lead to you.  I met a lady named Dace from Design Scape.  They are a company that does landscape design on line.  They hire appraisers nationwide to do diagrams of homes.  Its purely a outside inspection and you have to take between 70-120 pictures, as well as diagram the outside of the property including hardscape, large landscape, pools, improvements.  They pay about $200.  If you want more information, email me with you name, phone, email and the zip codes that you are willing to work in and I will forward it on to Dace.  Not bad money for the work!

Do they need to be appraisers? Will they use brokers and agents? If it's only a diagram of a home, I'm not sure why they look only for appraisers.

Yes, only appraisers.  I guess they used to use other types of industry professionals and found that appraisers are most proficient in the task they need filled.  Its actually a very detailed diagram placing the home in the exact spot on the diagram of the lot and measuring all improvements to 1/10 scale on graph paper.  Maybe some realtors could do this but most probably could not.  I am even a little nervous of diagraming an odd shaped pool to scale.  They use the diagram to make landscaping and hardscape plans (architectural blue prints) .

That pays more than a BPO and you don't have to provide a signed certification, do you?

That is very similar to the sketching service I offer to realtors to include in their listing photos like the floor plans builders show for their models.  Showing the floor plan and/or lot sketch in the listing (if done right) can spark a lot more interest in the property and weed out the looky-loos.

I'll send you my info.  I'd be interested in finding out more.

I would be interested in learning more as well.  I too offer a service of doing sketches for realtors in my area so there is a sketch in the MLS and to help realtors verify GLA.

I found a website that sells an ebook on field inspections - it lists a bunch of companies that need on site inspections.  You don't need a certification at all and it's easy work.  I've signed up with 4 or 5 companies and received a bunch of orders.  The website is www.stepbystepbpo.com

Thanks for the tip.  Received a reply from Dace yesterday and look forward to working with them when they have a need in my market area.

Megan - will try that site tomorrow; Thanks

Not sure why I'm trying all this additional work when the appraisal requests are coming in daily, but good to diversify.

Interesting prospect.  However, I'm not sure how many appraisers actually provide their sketches showing the footprint of the house in relation to the whole lot.  That sounds more like surveyor's work.

No offense, real estate agents, put appraisers typically are better at measuring (IF we're doing our jobs correctly).  We're supposed to adhere to ANSI guidelines when determining what is heated living space, unfinished porches, etc.

I think the idea is intriguing.  I'm game!
