Seasonal Slowing with Low Inventory for Vancouver Washington Home Sales in October 2017

We are seeing slower sales however, they are still in a relatively "normal" zone for this time of year. Highlights for October 2017 Vancouver WA Home Sales include:

  • 410 Resale Homes were sold in October 2017, which is 2 more (0.5%) homes than were sold in October 2016.
     
  • The 3-Month Moving Average Price Trend Line is now 7.87% higher than the prior year; with the 12-Month Moving Average now up 9.72%.
     
  • Short Sale /Pre-Foreclosure property sales were 1 units (0.2% of total); down from October 2016's 8 (2.0% of total).

  • REO/Bank Owned home sales were 4 units (1.0% of total); compared to 9 units in October 2016 (2.2% of total).
     
  • The Inventory for Resale Homes retreated farther to 1.3 Months of Supply!

Closed Sales are down 42 units from last month, with Pending sales rising slightly.

Freddie Mac reports the 30 year Interest rate for home loans came in at an average of 3.9% for the month, which is slightly higher from last month, and higher than last year's 3.47%.

Unit-volume trends are charted in our custom chart below, with the Short Term (3-months combined - red line) clearly in the seasonal downturn we expect to see.

The unit-volume in total is now about 95 homes lower than last year at this time.    

The Price Trend chart (below) shows a slowing upward trend. We expect we are at or near this year's peak. Both the 3-month and 12-month trend-lines remain in record-high territory.

In October 2017 there were 24 properties (5.85%) that closed at $200,000 or less when sold; with 45 (11.0%) sold that were priced $200,000 to $250,000. In comparison with the 2016-October measurement, 147 or, 36.0% of the sales were at $250k or below; while this year that reading is now at 16.8%.

For the first chart, New Listings have continued their decline; Pending Sales increased slightly; and Closed Sales declined.     

The second chart shows average new-listing-prices are showing some restraint.

Finally, both the Days on Market measures - Average and Median moved upwards moderately.
