The following is just a sampling
Stair stringers not tied in properly.
No hand or guard railings.
The deck is not lagged bolted to the home.
The framing is undersized.
The steps are uneven.
The balusters spaceing is too far apart.
The balusters are missing from the deck.
The rails where installed too low.
There are loose balusters and rails.
There are missing or very questionable footings.
There are missing flashing's.
If I do find these or any other defects with the deck, it would be a good idea to check if a permit was ever issued to build the deck.
Someone could have an accident and be seriously injured on a poorly builded deck.

Dale, there was a big time power lawyer in Washington, DC who had a party for a bunch of the high powered partners in his law firm. It was summer. They were out on the deck sipping their gin and tonics, and you guessed it! Down it came with about thirty of the most litigious folks in our nation's capital! He shoulda had you do his home inspection!
