The Best Time for an Open House

Before there was the mls, computers, and the internet. There was open houses.

Sunday was the day to go look at houses in the neighborhood to compare, get ideas, and possibly buy. Nowadays is there really a better day of the week for an open house? Many people belive that Sundays are very good simply because there are lots of people having opens on Sundays. Others believe that Saturdays are better because not as many people are having opens and the serious buyers will be out looking. And finally, there are those that hold open houses during twilight hours during the week. Is a longer open house better than a shorter open house? I have held thousands of homes open and would love to hear feedback from agents and peoples experience with open houses.

Is a better open house based on the number of people that come through a house or is it based on having just one right buyer walk through the house? Many sellers and agents are of the firm belief that open houses Do Not Sell Homes!

What are your thoughts?

Tim, When I held open houses back in the late 70's (that dates me, I know), it was to maybe sell that house, but more likely to pick up buyers as clients.  The chance of that one person walking into an open house and buying that house is very small.  But, an open house also had the side benefit of having the seller get involved in making sure the house was in top shape, which would help sell it. 

I think open houses are part of the mix for both the seller and the agent.  But, most houses sell via a buyer that is using an agent with access to the local multiple listing service.   

Personally, I like open houses.  Especially in the better neighborhoods.
