I say no.  I always use photos and as many as I can depending on the property condition.  I include at least one virtual tour and one video tour, so my beef is not to make my job easier.

In this day and age if a Realtor cannot at least include one photo for the MLS they are flat out incompetent.  If a Realtor does not own a digital camera and know how to take a front pictures of a home then that Realtor should be dis-barred and thrown out of the business.

The MLS systems out in my trade area have made pictures mandatory and my complaint is why are we making bad agents look good.  We need to raise our standards and drive these clowns out not help them to continue to wreck other peoples lives.

It's called the slow Antelope theory,  the slow ones get eliminated from the geen pool so the species can survive.  The Realtor gene pool definately needs some chlorine.

I see where you are coming from, but I do believe pictures in mls should be mandatory!  I have been to so many properties that were beefed up by there descriptions sometimes it hurts.

One photo is mandatory in my mls - if not loaded within a certain time you are automaticaly fined.

With the price of gas, and the glut of homes on the market, I will NOT show, or preview a home without at least seeing a picture first!!!  Why would I?  If I absolutely could not find anything else for my clients, then OK, I would.  However, I haven't had that problem yet!!!

I agree that photos should be a no-brainer!  In the end it is the consumer that suffers for an agents incompetence.  Sad!

Ted, one of the problems for clients who are unaware is poor photos promoting a listing.  Good photos help sell, no doubt, and poor photos or non-existent photos simply means other agents in the MLS skip over it.  We all need good visuals.  Our job as agents starts with promoting our listings to other agents.  We must sell to other agents, too, and then we sell to prospective buyers.

Photos are mandatory in my area.  I think it is good that way.

There should be a bad photo contest tho.  :)

The idea is not to make bad agents look good. It's not about us. It's about the seller. We work for them. And having a photo in the MLS, which is also where Realtor.com get's the photo and info, is good for the seller. Our job is to do what's best for the seller.

AND, if we expect to still have any MLS's, with all the hatred and bad press we've gotten from the supposed "different business models", we had better keep our MLS's looking professional!

Our MLS just made photos mandatory earlier this month.  The MLS is a memership driven group.  Photos are not only better for the property - but better for the group as a whole.  Buyers agents can't effectvively view properties online without a photo.  Appraisers can't create accurate appraisal reports if the comps don't have photos.

The great thing is..if you suck at taking photos, you can always outsource! Really, have someone else take the photo for you and go focus on the things that make you more productive.

It should only be mandatory if you have a camera, Ted, unless the mls accepts drawings. Maybe the realtor board will offer continuing educational opportunities on sketching your listing and how to upload it saving you big bucks on your San Disk card and eliminating the need for a camera all together. The board could offer a new designation and thirty hours of continuing education credit with the Certifified Residential Artist Pro, or even the Certified Residential Approved Photographer, the CRAP designation. In years to come, some of those original listing sketches or original photography might provide big money for agents who want to sell their work on ebay when they begin to discover that they can't make any money in the real estate business.

Ted, I think that they should be required by the mls.  Stop and think about it brokers have minimum standards for their agents to meet, why shouldn't the mls have a min. standard?

My MLS takes one photo of the property. They recently updated the service where an agent can add additional photos at no charge. I agree with everyone, photos increase the saleability of the house.

Don't hold back on telling us what you think, Ted. lol ~ But I have to agree with you, if they can't take at least 1 good picture, they shouldn't be in this busness.  If you take a quick look at my post "What were they thinking: warning bad mls photos" - these are fine examples of some who might be chlorinated BECAUSE they DID take pictures. (and they still haven't called me ;-)  Just my $ .02

Hi Ted,  I'm in your market area and was involved with the creation of the Ventura County Regional Data Share.  Of course, any good agent would put photos in.  But there are plenty that don't and it make all of our jobs harder.  If you're trying to figure what properties to show, or use auto-prospecting, no photos makes your job harder.
