As a Realtor®, how many times have you heard this...
"I Won't Have Any Trouble Selling My House As My Neighbor is Going To Buy It".
A buyer we are working with said she has to sell her house first before she buys the Condo we found for her. She said..."It won't be a problem because a couple living on my block said when I am ready to sell just let them know".
How many times has this actually happened?
With us...NEVER. The neighbor never bought the house.
We told her we can list her house, and she can also let the neighbor know it's for sale. We don't want her to miss out on the Condo she wants, and don't want her to possibly think she missed out on a private sale with the neighbor.
Buyer asked: "How can I sell my house to the neighbor if I list with you"?
It's easy. We can designate the neighbor as an exclusion from the contract. Of course, it would have to be for an agreed amount of time, and determine a deadline for the purchase. We spend lots of time and money to market a house so it can't be for an indefinite time limit. Usually, if we are going to take professional photos, the time period is up when our photographer arrives .
Maybe your neighbor will buy the house, but if they don't, at least we will have it listed on the market and you will be closer to buying the Condo you really like.
