Monticello Park Historic District
$362,500
Waiting for a new family to love it.
During the 1920s developers converted a family farm into a new neighborhood which quickly became a desirable area to live. In spite of the fact it was SO far from downtown San Antonio (4 miles) it thrived. It is considered one of the first suburbs in San Antonio. Fredericksburg Rd which borders the historic district is know for its Art Deco style and the preservation of its features common to the time of 1920. Monticello Park Historic District homes vary in style from Spanish to Art Deco to Tudor Revival to English Stone Bungalows. It unique style and feel is being perserved by the area residents who love their neighborhood. The sense of community if strong in this neighborhood.
The Monticello Park Historic District claims Jefferson High School for its residents. It was the third high school built in San Antonio and is considered a work of art. When it built it was only accessible by horse as the city did not extend past Fredericksburg Rd. Built in 1931-32 on 30 acres of land it was like no other school in the country and per Life Magazine was called "the most outstanding school in America." It was an expensive building at $1,250,000 and was criticized for its extravagence during the Depression but it stands today in all its glory and character. It is held in high esteem by the people of this neighborhood. The old Spanish Trail is what influenced its Spanish Moorish design. Many thought it looked more like a luxury hotel than a school. It is a beautiful design very uncommon to schools and has been named a state historic landmark and has received national and international recognitition.
For Sale
622 Kampmann Blvd was built in 1949 and has had 3 owners. The current owner has the original blueprints and loves the period feel of the home as it still retains the feel of the era it was built. It has not been updated so it has all the built-ins intact as well as the kitchen and dining area with the built-ins that were modern at that time. Many call this era Mid Century Modern but to me Mid Century Modern is also exemplified by the furnishings as well so someone can put their own touch on it.
It is rare to find this large a single story in this area. Sitting on one of the larger lots this 3650 sf home has 4/3/2 has 3 very large living areas and a pool with a 435 sf pool house with bath in the back. There is two eating areas and the large living areas for those parties the new owner can host. The original master suite is now used as a bedroom and the newer master suite has a sitting area which could be used as an office. The wood floors are a mixture of parquet and single board wood floors, the kitchen is saltillo tile. The large 2 car garage has a storage closet as well as a cedar lined closet.
Did we mention the laundry room has dual set up for washer/dryers so you can do twice the laundry in the same amount of time. Very large, wide driveway for the parties and visiting friends.
Right down the road is Fredericksburg Rd with its Art Deco styled neighborhood feel. Being close to Woodlawn Lake, all major areas of town and a close knit neighborhood make this a ideal location to call home not to mention the easy commute to almost any area.
