To Stage or Not To Stage!

You only get one chance to "Make a First Impression"

There are two different types of Home Staging ... Staging an already occupied home or staging a vacant home. Each scenario are quite different in the approach and the cost but either one is definitely worth the money.

Regardless of which option is right for you, this should begin at the curb! Not just the inside of the home! There have been many times where prospective home buyers didn't even want to make the effort of getting out of their car to see the inside and the pass judgement from the street!

First of all there is a consultation and you should expect to pay somewhere around $100 - $350 for this consultation. Following the initial visit you can either choose to do the suggested work and changes yourself or you can hire a professional Home Stager to tackle the task. Either way you will be very glad that you did because the results will be fabulous and set your home apart from the rest.

If you are currently living in your home it might be as simple as taking some things and packing them away to "de-personalize" and "de-clutter" your home that is best done by an impartial person that doesn't have emotional ties to your things. It can even mean moving some things from room to room and just placing them differently.

But, if your home is vacant, it will require renting furniture and accessories so this option is of course a bit more expensive but again well worth it. You should expect to pay about one percent or less of the asking price.

A lot of people may not consider this option initially because they're just not informed about how reasonable the cost of staging a home actually is. It may just make all the difference in the world!

REMEMBER ... "You never get a 2nd chance to MAKE A FIRST IMPRESSION"!

It's definitely the best solution for the vacant home. My seller did net more than their neighbors in Chicago just by taking The Delphine Team's advice. The comps showed the highest sold price in the neighborhood was $700,000. My client sold for $730,000 in 4 days. The cost of renting furniture was $1,100. It's totally worthy. Thank you, The Temple Team, for sharing valuable advice.
