The holidays are coming - should I take my home off the market?

Home Sellers on the market For Sale now, are all asking about how selling a home during the holidays will work. Should they take their Manchester NH area home off the market? Should they keep trying for a buyer? How will it work with showing requests? 

 

Here in NH, there is still a fair amount of buyers searching for new homes over the Holiday period. We are seeing a great deal of relocation buyers looking to move to NH now. Although less buyers, you certainly see buyers who are even more ready, willing and able to buy and close quick. 

 

 

It is certainly possible to buy a home now, and close before Christmas. Although it will depend n how quick the buyer acts, what type of mortgage and if the seller is ready to close.

 

Some sellers are asking to find a buyer now, but closer after the Holidays. It is understandable and acceptable. It also takes the stress off some buyers who know they have a home, but do not have to rush through the Holidays and can simply close right after New Years. 

 

Many buyers and even many sellers have told me they did not know this was available. They were not told and many never asked. 

 

The moral of the story is that there is a difference from agent to agent.  That a Buyer or Seller should not choose just any agent, choose the BEST agent for the job. My philosophy is simple, provide more personal and professional service to guide my clients through each step of the buying or selling process. All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest. Those that hire me, find a dedication like no other.

December is typcally one of my busiest months of the year. Clients find me online and call. August (after the kids are in school) is usually my slowest month of the year. I did not see that coming before I got into the business. Great article. Thanks for posting this.

Hi Scott - You're right - there are always buyers out there. Being on the market during this season has its advantages as well as its drawbacks, but we're almost always "list it now" agents unless the home just isn't ready (easy for us to say - we don't have to try to keep the home show-ready : ))

We have buyers looking the year round.

The question for the seller is, will the home be show able during the holidays.

If you are having parties or too busy to keep the house show ready, it may be better to take it off the market for a period of time.

Having a listing that can not be shown is a real no no.
