Residential Property Manager in Broward County Florida

My good friend Nick Goglucci (a real estate agent with ReMax In Motion in coral Springs Florida- where I am also licensed) invited me to join active rain to showcase my specialty namely managing residential properties. This is my first blog entry and I am interested in helping people who are renting their properties to secure professional management services so they can do what they do best, make money and enjoy their free time. I, and my team, can manage the day to day stuff which seems to make it a headache for most people to try to manage their own real estate investments. There are some real estate agents that work with buyers/investors who cannot manage the property for their buyers. I will gladly take over the management duties for that agent and keep them in the picture for when their buyer wants to sell later on. I act as a specialist in this case. In additon to being a local property manager I currently serve as a member of the Board for the Florida Assocation of Residential property Managers. This organization keeps me in the "know" on changes in Landlord Tenant Law (Florida statute 83.49) and a host of other things that you need to know if you are going to be effective in the property management business in Florida. Hi.  I moved out of an apartment last month.    I had numerous problems with this landlord as did most of his tenant.  He left the property for six months and there was no one to manage any problems with the problem.  Here's my problem.  I requested my security deposit back by certified mail.  When I went to return the keys and do a walk through of the apartment, he would not answer the door.  I know he was home because his car was there.  The next day I sent one of my friend to leave him the keys.  He would not answer the door a second time.  not knowing what to do, I left the keys in his mailbox with a note stating my two attempts to give him the keys and to do a walkthrough of the apartment.  When I sent the letter requesting my deposit back, he answered my letter with another certified letter asserting numerous damages to the apartment, none of which are true.  (I took pictures of the condition of the apartment.)  Said that I owed him an additional $650 above and beyond the deposit and said that I should send my response to his property manager, but he left the name of another tenant at the property.  This is a childhood friend of the landlord, he was never known as a property manager for the property and I know he is not licensed either.  anyway, I responded to this letter refuting any and all claims made against me and I certified mail my response back to the landlord, after all, I had the rental agreement with him, not some other party.  

 

The landlord never took delivery of the last certified letter  where I rejected the trumped up damages against me and requested return of deposit. 

 

Where do I go from here?  Did I do the right thing by sending the letter to the landlord, not someone who he is claiming is a property manager?  How long do I have to file a suit in small claims court against him?  Can you give me any advice?
