Back around 1994 I knew it was time to up my game in real estate. I had gone from selling foreclosures and joined RE/MAX for the shift to listings and buyers. Two things were changing for me, one I needed to get better organized. For this is searching from the ultimate CRM I came upon Prep Software by Pat Zaby in Dallas. It was what was the Top Producer of its day and had replace Howard and Friends for a lot of agents. That year I went for training with Pat in Dallas on the software and there I met one of the true gentleman of our industry. To this day Pat is an all around good guy but what he did for me was beyond just getting organized.
I had been selling repos to investors since 1989 and one of the 4 parts of Pat's CRM was a return on investment analysis. Excitedly I asked Pat what I put into the program since I was wondering what the difference was between a good buy and a good investment. Pat said something that put me on the path I still trod today. He told me it isn't about the numbers, it was what was behind the numbers. His recommendations was to take CRS 204, creating wealth through investing in real estate. I signed up for the first class I could find which was in Plano Texas being taught by Frank Kowalski. So Pat did two things for me, he got me to understand investment real estate and second he introduced me to CRS.
I still try to seek out Pat when I can and had a wonderful conversation with him just a few months ago. Pat is still active and I still use his spreadsheets in his InTouch program. You can check it out at patzaby.com. It is not just about the software with people like Pat, it is about the integrity and the caring about others with people like Pat. I have had other true mentors in this industry but pat was the first, and what he gave me was the way I have been able to create wealth but more than that, your reputation is the number one leverage you have in this business. Pat is still a great example of that so Day 6 is my day to give thanks to Pat and those mentors and teachers in this industry that makes us all better.
