What to do when your seller isn't too excited about the offers she's getting for your new listing? Well, have another buyer show up, walk in, walk around and, within 1/2 an hour, tell me he wants to make an offer. In fact, he called me back to say he would make an over-list-price offer. And all cash. Great, my seller will like that.
It never ceases to amaze me that home buyers often INSTANTLY know that THIS IS THE HOUSE FOR THEM.
This is probably the biggest purchase many of the make. And they buy it faster than I buy a pair of shoes.
On the other hand, what spurs them on in this sellers market is that if they don't go for it, that house will probably be gone. Forever.
And then there are buyers who DON'T make that offer, and will be disappointed over and over. Yes, I have a "client" like that. This buyer falls in love with homes that others have already put into escrow. Sometimes it's the fault of Zillow where he's found it, and Z does not recognize "backup" contracts, so everyone thinks it's still "active". This particular client has a nose for these! "Sorry, it's in escrow."
What's his answer? "Would you find out if it's a solid escrow or if it might fall out"?
