It is that time of year when we give thanks that we can avoid some Pitt falls in Real Estate. There are certain words and phrases that strike fear into Buyers, Sellers and Real Estate Agents alike. Here in the Manchester NH area it is my goal to educate you on what to look out for. Some may be light-hearted with others more serious, with the bottom line being that you do not want to learn these the hard way. Being on top of every sale or purchase can head off most of these.
THE TOP COMMENTS THAT BRING FEAR TO ANY REAL ESTATE DEAL
1. "Out of town" Appraiser. Who probably does not know YOUR market.
2. A "new" Home Inspector. Anxious to start finding issues.
3. The Underwriter needs one more thing "the day before closing"
4. The "Mother in law" is coming to approve the home before they will sign the contract.
5. In Listings it is the "Zestimate" says my home is worth $50,000 more.
6. "Approved" Short Sale. There is no such thing
7. My friends brother's wife is new in Real Estate and I am listing with her to help her out
8. DREAM HOME: more like nightmare.
9. A "Part time" Listing agent.
10. Your buyer wants to see a home from "that agent" who never answers their phone
Listing and Selling Real Estate is a specialty, it takes a full time local agent with experience to do things right. You can not afford to be someones "trial and error". . The key is to have a Listing agent who goes over the complete listing and selling process with you. When buying you want an agent that will guide you through every step of the Buying process.
The moral of the story is that we all know that there is a difference from agent to agent. That a Buyer or Seller should not choose just any agent, choose the BEST agent for the job. The key to this story is feelings to matter in real estate and need to be kept in mind in one's actions.
