This was a very interesting project. The owner’s daughter was an artist and they traveled around the world a lot so they had very interesting artwork and collections throughout the home. They were very interesting stuff, but just not suitable for staging and the purpose of selling. If the home was not staged, the buyers will be focusing on the sellers’ collection and art and not see the house itself.

The seller was also very resisting to change, which I fully understand. After all, she lived in the home for about 40 years. It’s understandable that this is a very drastic change for her. Martiza, the listing agent, was a total super star. She helped the seller packed up 30 boxes worth of books along and carried 8 life size seals sculptures to the truck for the seller (you will see one of the life size seals in the Living Room Before photo, it’s right underneath the piano). At minimal budget and a little of paint (seller was not willing to repaint anything, especially the dark red in the dining room), we staged the house.

Cindy, great job, and I like that you showcase the Realtor too, as a team, they were smart enough to work with you and they must be good to work with or you wouldn't continue to work with them.  It is nice to show not just the staging but the team that puts it ALL together.  We Realtors like that.

Earlier in my career as a designer, I also staged many homes.  Here are a few comments that are intended to move the staging industry forward.  The use of artifical plants is in my view a huge mistake.  I understand the challenges to live plants but they work to create a feeling of aliveness within the home.  Also, the stager placed a contemporary dining table and chairs in a dining room with a very traditional chandelier.  This sends mixed signals to the visitor.  The placement the round large compact-style mirror over the fireplace does not achieve the desired result, especially in SF, and from a Feng Shui perspective would be better positioned to see from the front door.  The lack of rugs throughout, except in the LR, makes the house feel less like a home and empty.  Using a card table with a table cloth feels insubstantial and makeshift.  Upstairs, angling beds is common in certain situations but angling twin sized beds makes the room feel imbalanced and empty.

What I most noticed is the lack of full preparation of the home.  For example only certain rooms were painted and the deck off the kitchen needed treatment.  I understand this is not necessarily the stagers responsibility, rather the real estate agents needed to address that with the owner prior to staging. 

I would not recommend the stager use these before and after photos to promotes their business as it does not overall sufficiently compliment the stagers talent.

Thanks for your critcism. The lack of prepping is largely due to the seller's reluctance of paying for anything. The painting was done only because of the agent paid for it out of their own pockets. The seller was very against of doing anything, including staging. Everything was done under a budget pressure and restrain.
