Working in the real estate industry is not for the faint of heart or for those who need instant gratification.
In my ealier days in the biz I had my share of listings, but as my marketing graduated more and more towards focus on my website the leads that came in were primarily from buyers and renters. Working with renters has been pretty lucrative as a few of them have ended up buying. However there are those that I maybe didn't stay in touch with enough who ended up buying through someone else. That's another story.
Then there are potential buyers who I have been "working with" for years. These are usually out-of-town buyers who are either looking for a second home or are not quite ready to make the move, and almost always they have very specific requirements:
- Must have three bedrooms or two bedrooms and a den. When we are talking about condos there are a very limited number of 3 bedroom condos in our market and when a den is mentioned, it really takes a stretch of the imagination to consider it a den.
- Must have three bedrooms and a pool and be on one level. Again the three bedroom restriction, not to mention that often three bedroom units are not on one level, and then there's the pool.......
- Must have three bedrooms and be in an upscale neighborhood. Even more limiting.
- Must be on one level and on the top floor in a specific small radius. Yup, got a lot of those.
- Want a luxury high rise building for under $800K. Sorry, ain't happening.
- Want a single family home on the Westside under $1 Million. So do I.
- Want a single family home in a development where there are new homes but are only interested in the older homes which rarely if ever come on the market.
And the list goes on.
In some cases I have been sending listings for years and continue to do so in the hopes that one day.......
We are sometimes definitely in this business for the long haul.
