Sometimes When We Work With Buyers We're In It For The Long Haul

Working in the real estate industry is not for the faint of heart or for those who need instant gratification. 

In my ealier days in the biz I had my share of listings, but as my marketing graduated more and more towards focus on my website the leads that came in were primarily from buyers and renters. Working with renters has been pretty lucrative as a few of them have ended up buying. However there are those that I maybe didn't stay in touch with enough who ended up buying through someone else. That's another story.

Then there are potential buyers who I have been "working with" for years. These are usually out-of-town buyers who are either looking for a second home or are not quite ready to make the move, and almost always they have very specific requirements:

  • Must have three bedrooms or two bedrooms and a den. When we are talking about condos there are a very limited number of 3 bedroom condos in our market and when a den is mentioned, it really takes a stretch of the imagination to consider it a den.
  • Must have three bedrooms and a pool and be on one level. Again the three bedroom restriction, not to mention that often three bedroom units are not on one level, and then there's the pool.......
  • Must have three bedrooms and be in an upscale neighborhood. Even more limiting.
  • Must be on one level and on the top floor in a specific small radius. Yup, got a lot of those.
  • Want a luxury high rise building for under $800K. Sorry, ain't happening.
  • Want a single family home on the Westside under $1 Million. So do I.
  • Want a single family home in a development where there are new homes but are only interested in the older homes which rarely if ever come on the market.

And the list goes on. 

In some cases I have been sending listings for years and continue to do so in the hopes that one day.......

We are  sometimes definitely in this business for the long haul.

This is true. We can definitely be working with some buyers for a long time - until (and if) the right place comes on the market. But the only way to know if they'll eventually buy, is to keep sending them listings!

Buyers are so fickle, even if you know them.  I make a lot of effort now to find listings.

Yes, Buyers can be a lot of work but putting yourself in thier shoes sometimes helps.  It's a big decision and unless they are under the gun to make a quick decision, work with them can extend over years!

I feel your pain, Jane Peters ... much the same can occur with interest rates.  It's a specific recipe you're looking for with rare or unusual ingredients.   But you're elated when it finally comes together, aren't you?

Jane, sometimes the business chooses for us, like it did in your case. To work with buyers from out of state takes a lot of patience. Whenever there's a big change in culture, climate, schools, jobs, buyers are hungry to get moving but it takes time and only the best of the best, like Jane from L.A. can succeed! Often, renting first before making that major purchase is the right decision at the time. The fact that you have repeat business is proof to me that buyers love the results they get from you, and they know, they can always count on you too!

Although the numbers are bigger, we have buyers with the same impossible dreams here in our area, too.  It's tough when they are coming from low cost areas, where they are used to a 5 bedroom colonial with an inground pool for the same price as a small condo in our market.  

Sometimes we get lucky, though, and they are coming from the West Coast, then they think they have hit the promised land with what we can offer them.

I like to put those buyers on a newsletter mailing list and keep in touch that way.  Chances are you'll never hear from them again anyway.

Susan Haughton Generally buyers are prepared for our sticker shock. They can't even think of moving here if they are not prepared. Low inventory and unrealistic expectations are the big problems.
