Maybe the market is just that slow for so many.  If that's not it, why would a realtor not want to work with a mortgage broker? 

While I was in Florida, I got nearly all of my business from working with "my realtors".  Maybe I haven't waited long enough since my arrival here in Atlanta, but I'm just not really a patient person I guess.  It just doesn't seem like many of the realtors I talk with really have a lot of business for a mortgage partner.  Nobody's serious about joining my seminars or about listing anything in my newsletter.

I am a home inspector, so I come at this from a slightly different angle.  I have had the same difficulty.  I have found that the biggest problem is deciphering which agents are serious about their work and which ones are part time.  I haven't found a good answer for me or you.  I just keep weeding through to find the professional agents.  Hope this made sense, it does in my head at least.

I want to add my two cents worth....I have one lender I work with because I know that when he has a client I can help he sends them my way. More importantly I know he will take the best possible care of the referral.

In past experiences I have sent leads to lenders who want to "work" with me and my clients/customers only to have them try to send them to other agents. This makes my gunshy when dealing with lenders.

I do think that it takes time to build relationships with people first.  Many people in the real estate industry, especially here in the Atlanta area, are slow to partner with people that they don't know.  Just keep building your presence here on active rain and keep your in person networking going.  Eventually you will build a network of realtors that will refer work out to you.  Just my two cents.

These are a few reasons why I would work with certain lenders. I agree that realtors expect lender loyalty when given their hard earned clients to assist. Loyalty is expected in more ways than one. First and foremost, treat the clients with equity and respect. Some lenders prequalify certain clients who have high expectations of getting their own property, only to find that they are not quite ready to purchase without some work. These particular lenders just brush them off and look to the next best without even the respect of a phone call to say yes or no leaving the Realtor with the job of explaining their actions. It is understandable that everyone will not be able to purchase right away. They deserve the same respect as an "A" credit client. There is residual income from willing clients who just need to have a few issues straighted out over a period of time. If a client has issues and is willing to work on them, that is good enough for me to invest time in that client. I give lenders (who go the extra mile) referrals because I like their timelines in getting the project in order from start to finish. I give lenders referrals who ask my clients for all the information they need at once instead of continuously asking for documents throughout; it wears on a client and causes discouragement. I give lenders referrals who also remember my referral to them by sending some of their buyer or seller referrals to me and not only to their favorite person. We as realtors can not accept referral fees from anyone but Realtors. However; we all help each other and it is a win, win situation. People (clients, lenders, and realtors) remember you well when you go the extra mile on their behalf. It has been tried and proven over and over again. It simply works. LM.
