   As we tour homes with Buyers we observe lots of different features in a home.   David concentrates on the construction and mechanical aspects and I look at the layout, decor...let my imagination sore as I imagine what I would do differently with the house that the Sellers did not. photo wallSometimes  I wonder....was it fear that caused the listing agent not to tell the Sellers....that.....

 

 

      - The   family album of photographs displayed in

        several rooms is a distraction...not an "attraction."

      - That contrasting wall of bright orange may not be

         everyone's "decorating delight"

      - The Litter box is necessary...not as a doorstop

      - The collection(s)  of .....displayed everywhere are 

         your pride and joy....why aren't they packed and ready

         for your move 

      - Countertops are to be shown and not "used for storage"

         when you list a house

     -  Yes...there will be moving boxes...not covering a whole

         basement wall...what's hiding behind them ?

              You can sense the fear of the listing agent in not telling the Sellers what they needed to do to get the house ready to sell.....and are asking the Buyers to stretch their imaginations to see passed the clutter...to change the color

and that is just too much for most buyers to do....and it will be on to the next property where the Sellers and Agent and or Staging consultant worked as a team to have the house 

"show ready"....to do the little things that say...

         Agents don't do the Seller...or themselves a favor by remaining silent because they risk offending the Sellers with changes to their "Homescape".....Be brave listing agents...Listen Well Sellers...the house that is prepared for sale is the house that sells First and for the greatest possible return on your real estate investment.

Good morning!

Sometimes the listing agent says "do this or that" and the seller says "no." So then the decision for the agent is whether to put it on the market anyway, or walk away. 

Buyers jump on houses that are prepared for sale. Quickly. And with lots of $$. Listening to a real estate agent's suggestions is really important if the seller wants to sell the house asap.

Good morning, Sally K. & David L. Hanson I think many agents are fearful of not securing the listing if they give the guidance that's required.... and those homes are the overpriced homes for their existing condition....
