The app is branded under the moniker of  "Forewarn", and they offer several solutions including a subscription based service for individual agents as well as offices and Associations.  The app advertises:

  • Using only the incoming phone number, FOREWARN can positively identify over 80% of prospective buyers.
  • Identify if your prospect has a criminal history.
  • Verify current property and vehicle ownership.
  • Verify financial risks (bankruptcies/liens).
  • Verify additional phone numbers and full address history.
  • Agents can properly and safely plan for showings with a higher level of confidence.

According to BusinessWire, that the Greater Hartford Association of Realtors has engaged this solution for the benefit of ALL Connecticut licensees (not just GHAR members). Now THAT is forward thinking!

The opioid crisis is scary in itself - factor in listings where agents haven't informed their clients to remove valuables and drugs from the home, or lock them up, there is a potential for problems.  We generally don't have much of an issue - or haven't as of yet, but I can see where some areas would be especially vulnerable. I still tell all my listing clients it's best to remove drugs or lock them up in a hidden safe. 

 

Back to the app, hope we never have to use it. Although, we both attend all showings with new prospects and do try to get quite a bit of information before we meet them for the first time.

How does this app compare to the TrustStamp app that NAR is now providing for free to our national membership?  I have requested more information from Forewarn; and will share what I find out.  As the Broker and President of The Property Management Company, we are always concerned for our leasing agents' safety!

Interesting how all the new technologies have advanced enough to provide us Realtors with more options to protect ourselves.  Remember basic safety measures, such as meeting a future client at your public office, can help prevent a criminal who is just trolling for an oportune time to strike.
