Sally K. & David L. Hanson really know what they are doing and the smart residents in their area hire them for sure! I like this post of theirs, as it always seem like sellers will want to haggle with the advice given, but all we can do is tell them what will work best, even though they won't always follow the advice given. The smart sellers do and always make more money from the sell.
Part of our preparation for the sale of a home is an inside out examination of the property. We tell the Sellers that while David is not an inspector, he has a background in construction....and we look at the interior to "de-personalize", de-clutter, suggest some other details that give the home more eye appeal before putting it on the market.
We look at what Sellers may consider little things like a tiny bit of peeling paint to the "hunting trophies" , Collection of ......, family photographs, religious and political items. We explain as many Agents and stagers do....there is a way you live in a home....and a way you sell it...and those two things may well not be the same. I know that lime green may be your favorite color....but it is a little hard on the eyes.....we know that the eye buys and want as many people as possible to find that "Eye possible" to see themselves living in the house.
We recently met some former Sellers who told us that against their advice to hire us, their neighbors hired another agent who gave them no advice, offered no preparation suggestions and ended up selling the house after months on the market for much less money than forecasted...they thanked us again and again for our "pre sale advice."
We are keenly aware of what is "budget possible" and things that are within reason in terms of putting a Seller's "Best House Forward." Knocking out walls may well bring a more open concept....but not reality for many Sellers.
A tour of a home found many religious pictures throughout the house and we gently suggested that while the Sellers were packing things away, these should be packed as well to neutralize the home. At the end of the tour, Mrs. Seller told us that she didn't see how it was possible to temove these pictures..."Those pictures represent WHO we ARE." That was exactly our point...the Buyers don't care WHO you are...they are there for a limited time to see what the HOUSE is....and if it is the house they will call home.
If need be, for the comfort level of the Sellers, thepictures can be removed for showings and replaced afterward. In this market and a high demand neighborhood, that will only be a very short time.
Preparation is important to get the optimum results from the marketing efforts of a home. Sellers...rely on the expertise of your agents and stagers....they have your best interests in mind for you to achieve the the highest and best price for your home.
Sellers understand that giving your home the greatest appeal will bring the most buyers and best price.
