Reduce the risk by hiring a local agent.

 

Just yesterday, I met with an out-of-towner looking to purchase in the southern Utah area. He agreed that home buyers need the guidance of real estate agent professionals who have local understanding.

 

A local agent:

  • Minimizes risk with local knowledge
  • Has local insights on specific properties 
  • Is privvy about local market conditions
  • Possesses local community information 
  • Lives, works and plays in the local area

 

There are so many instances where living in southern Utah has opened my eyes, broadening the knowledge base. Sharing that with potential buyers is crucial to helping them make an informed decision.

 

Thankfully, some consumers understand the process and are more than willing to reduce their risk of making a poor choices by researching the area thoroughly while depending on an agent to assist.

 

After all, it is a sincere commitment and perhaps one of the biggest purchases they will make in their lifetime. Glad to help!

I agree with you 100%!  Local is the way to go!  I also think it's important to have a locally based lender for better service than a national lender.

Knowing local customs is super important. If I venture more than 20 miles from my office, I make sure I do my homework to know who traditionally pays for what. Where I am, the seller pays for escrow and title fees. In other areas, either the seller pays for these fees or it is split 50/50. One agent cost his buyer a LOT of money by agreeing to pay for documentary transfer tax on a property in Berkeley, not knowing the transfer tax there is $15.00 per $1,000 instead of $1.10 per $1,000 in his normal selling area. Point #1, local knowledge minimizes risk. I'll say!

It depends on who the agent is, regardless of whether they're local or not, don't you think? Successful sales people or RE agents are those who offer help and provide solutions to people seeking opportunities. 

Although, I reside in Huntington Beach, CA, I'm as qualified as any agent to represent any buyer from the mainland in the state of Hawaii except for the island of Ni'ihau and Lanai. I have family on every island except Lanai and Ni'ihau and go home every year for 2 weeks to see family and vacation. 

There are always exceptions to almost anything, however, successful agents, IMO, wouldn't represent their clients in areas that are totally unfamilar to them.

My license allows me to sell anywhere in FLorida, but I am only working in a very small area and only with condos and condo-hotels. I can't believe the chutzpah of agents coming from a 2-hour drive areas, knowing absolutely nothing, telling me that they have a customer.

Luckily for them their customers usually do not understand it
