Not Quite City & Not Quite Suburban
SURBAN is a mix of urban and suburban living or redeveloped downtown suburban areas offering mixed-use urban elements while maintaining suburban affordability.
Surban neighborhoods and communities are springing up all over the Greater Washington DC area. In Bethesda Maryland, the community landscape has steadily changed over the past decade into a Surban neighborhood. Restaurants, shops, gyms, condos and single-family homes are within walking distance of the Bethesda Metro station. Downtown Bethesda has a Walk Score of 96!
There are condos for sale in downtown Bethesda that range in price from $500K - $2 million.
Another example of Surban is found in the Montgomery County Maryland sector plan for White Flint. White Flint is a stop on Metro's red line. The area is being transformed into a diversely mixed use center along Rockville Pike. The "Pike" will soon be a boulevard with street trees and improved crosswalks. The area will be friendlier for walkers and bicyclist with small parks and open spaces. In the White Flint area, buyers can find a large 2 bedrooms 2 bathroom condos for sale priced in the mid $500's.
In fact, every neighborhood near a Metro stop in Virginia & Maryland is or is becoming a surban mixed-use community.
This is a new twist on an old way of living. My grandparents lived in Washington D.C. and didn't own a car. They rode the trolley or took a cab wherever they needed to go. Walking was the most popular way to get around the city. They walked to the grocery store, restaurants and parks. They lived in SW Washington DC in rowhouses that have since been torn down and replaced with government offices. Surban was their way of life. I'm pleased and nostalgic as I watch the transformation of neighborhoods in the Greater Washington D.C. area.
