Condos continue to sell in around one or two months across the board. The month's supply of inventory has even dropped! December is traditionally one of the slowest months for real estate, but this year is proving that wrong. These homes are so deep in a seller's market that we expect the pace of sales will continue through the winter. The median sales price for condos in Wicker Park was $478,500.  

 

Price Range: $400,000-$800,000

Housing Type: Townhome

Can you believe a townhome sold in only a week? These homes continue to be in high demand. The homes that are active have an average market time of about four months. Seller's should be excited that the market is moving so fast and their homes are in high demand, but don't let that overbuild your confidence as a seller. You still need to price accordingly and market your home well to attract strong, excited buyers. The median sales price for townhomes was $568,875.

Wicker Park

Housing Type: Single Family

A few sales in the $1-2m range, with an average market time of just over two months, has brought those homes into a seller's market. Only the $2m+ houses are seeing a slightly balanced market, while everything else is seeing the same seller's market as the condos and townhomes. This winter is poised to be a great one for sellers in Wicker Park. The median sales price for single family homes was $1,295,000.
