I'm not sure what it is about the month of December each year but, for me, it's almost as busy as the spring market is here in Charlotte! Real estate agents often joke that if they plan a vacation, business volume increases. Well, the same is true for me in December and this week has been no exception to that 'norm!'
Two buyers and one seller Closing this week - unlike last week, all were nearly flawless transactions! With great agents on the other side of these purchases and sales, we had no major hiccups...well, except for one (but, of course)!
A nearly perfect inspection with the buyer opting to adhere to the agreed-upon as-is portion of the Contract and moving forward with the transaction through Due Diligence. Gosh, I love buyers who do what they say they're going to do!
Another Due Diligence Period ending after a delayed appraisal on a property that had multiple Offers and selling above list price. We were sweating the outcome but, thankfully, all is well and the Due Diligence requests and work are DONE!
Two more listings secured this week - one required sustaining a dog bite...long story but, yet another blog post for this one!!
And, did I say that buyers are coming out of the woodwork right now?! I got one under Contract and am pending seller signing on another - BOTH, yet again, multiple bidding situations! I will share that the first one that we got under Contract on Monday - wasn't the highest bid...and another story for a future blog post!
On a Personal Note
I remember answering a question in the Q&A section a week or so ago by Inna Ivchenko regarding which of the new iPhones to select. I mentioned how I keep one until it dies but, she should go for the gusto and get the X.
Well, over the weekend, my iPhone sustained quite a concussion, rendering it barely functional...to my horror! I absolutely detest changing my phone and did NOT want to spend a grand on a cell phone but, I had to.
So, I visited the Apple store, tried out the new ones - mostly the camera as they both have nearly the same functionality with the exception of facial recognition to unlock the phone - and made my purchase...and yes, I took the 'X' leap!
I received my phone the next day and surprisingly, I found that is was the easiest phone set-up I've ever done - and it took me about 20 minutes! Back-up to iCloud, then turn on the new phone, turn your head in circles a few times for facial recognition, log into iCloud and VOILA! After about 20 minutes of pulling your data from iCloud, it's all there and you're ready to go! Before I could finish checking my email on my laptop, my phone set-up was DONE!
I haven't had one incident of my phone not 'recognizing' me and with instant login and I was back to business in mere minutes, not skipping a beat! The ease of setting up my new iPhone certainly did take the sting out of the cost - considerably!
