Some things in life are a "moving target" impossible to hit simply BECAUSE the target moves, usually right when we're ready to hit it.
Real Estate is defintely a "moving target"... it's the very nature of the business and recognition of that can help determine your success or failure at it!
You must specialize in hitting the moving targets of real estate though if you expect to do well.
We want home prices to be moving, moving up that is! If home prices have been increasing, then being able to determine the expected rate of increase is one part of helping Sellers to come to a listing price for their home and a part of helping Buyers determine what to expect as they shop for a home.
Looking at past sales will enable an agent to make an educated guess, about what the market is expected to do; based upon what it has been doing, whether increasing, decreasing, or remaining stable.
Time on the market can be another factor that moves. Knowing average days on the market for different price points of homes can help prepare your seller clients as long as they are told "average" is just that... it's "average". There are usually things they can do to help lessen their days on the market. Preparing for the marketing of their home before actually having it hit the market is an excellent start in being competitive with other listed homes. Preparation includes any repairs that need to be made, cleaning, de-cluttering, etc... the things that you, their agent advise them to do.
The third "moving target" is when you find your buyer client the exact home that they have described and tell you that they are looking for BUT as it turns out, they really want something totally different! Your target just moved!
The fourth and a little "tongue in cheek" way that real estate is a "moving target" is the fact that your clients are moving. That fact is what creates their need for you! Without a moving population, we have no business. The real estate business depends upon people moving!
