Here it comes, the seasons first snow storm in New England. Saturday's are notorious for being busy in the Real Estate world. Add in 2 weeks to Christmas and a hot real estate market in the Manchester NH area, home buyers are keeping their appointments to see homes today. 

 

Well most are, Calls started at 630am moving afternoon appointments to this morning. If you watch the news, look out a great blizzard is coming when in reality, 4-6 inches.

 

 

The "kicker" is another agent calls me, My buyer is looking at their listing later this morning. She was going to cancel our showing. I asked why? She said the buyer may not be able to make it. Wait, the buyer is mine and he is planning in being there. This is the second showing and he is ready to make an offer today?

 

The home needs lots of work, it is is very messy and the buyer wants to buy it for cash, fix it up for his son and close quick. The listing agent had said they were happy to have their first showing in a month. You would think they would be more welcoming.

 

That answer was no as she called back to "make sure we took our shoes off when we went inside." The buyer said no way, the home is gross, pee stains every where and even dried cat poop is plentiful. No way he is walking in his socks or even slippers in that home.

 

There are 2 morals to my story today. The first is come snow, rain or weather, show homes when your buyers want to see them. Second, if you are selling a home, make it easier, not harder for a buyer to see it. 

 

We all know that there is a difference from agent to agent.  That a Buyer or Seller should not choose just any agent, choose the BEST agent for the job. The key to this story is feelings to matter in real estate and need to be kept in mind in ones actions. The seller also needs to work with the listing agent and not against them.

 

My philosophy is simple, provide more personal and professional service to guide my clients through each step of the buying or selling process. All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest. Those that hire me, find a dedication like no other..

Yes people DO buy in every season...snow is not a deterent ....and a good time to sell with less competition in the market !

Thank you for the reblog of this post. There are always buyers out there looking and they will buy if the price and condition of the home is acceptable. Many investors are out trying to make a good buy at the end of the year!

Hi James... in NYC one winter I showed through 13 of 14 snow storms. The 14th was cancelled by my client who felt it wasn't safe to wheel her baby buggy through half a foot of snow. In Charlotte, not so much. The city shuts down if there is a bit of snow... no one wants to drive if they don't have to and many home owners won't approve an appointment.
