December 2017 Closed Sales: down 2% from last month, up 4% with last year.

December 2017 Average Home Price Sold: $307,895, up 4% with last month, up 10% from last year.

December 2017 Median Home Price Sold: $245,000….

WHAT’S YOUR HOME REALLY WORTH?

December 2017 Average Days On The Market: up to 66 days, homes are selling as fast as last month.

December 2017 Discount price: about 3.5%. Sellers have an edge, but buyers can still buy with a small discount.

December 2017 Market Numbers: 18,000 active listings on the market, 7,200 pending sales, and about 7,000 sold in the last 30 days. A very low inventory! And high sales!

Good morning Wayne Martin . Indeed, as the weather is not as balmy in the mid-west, we an influx of new seasonal residents in Arizona. BTW, did you know that one of the largest sources of incoming new Phoenix Scottsdale are from Chicago?

I have so many clients that are former residents of Chicago. Last year I have 4 new clients that relocated from Chicago to the Phoenix Valley. They sold in Chicago and bought here in Phoenix - mostly to retire.
