You could ask me as your professional personal REALTOR® or you could ask the usually friendly, reliable but sometimes erratic and misunderstood "Garden Gnomes" or a confident, hip Third Grader.
You prefer to start with the garden gnomes, you say. OK, OK. Your REALTOR® is busy and the Garden Gnomes are sitting around outside, in where else, your garden. Wisdom awaits.
Ask the garden gnomes for real estate advice? You could and give your REALTOR® the day off
Walking into the garden, the apparently friendly gnomes meditate and answer your questions. They do appear friendly sitting around observing, but you notice although they are pleasant they do not interact much. Not enough empathy perhaps? When you think about it, they are kind of stiff and rigid. Garden gnomes may be misunderstood as they have their own ideas of what to look for in a home....do they mesh with your needs or a buyers if you are selling? However, those fun loving garden gnomes may be living with the new owner of your home so it may be worthwhile to get their opinions.
Garden gnomes home fix up ideas that a buyer may like:
1. Pond in back yard to fish or float in during hot summer days
2. Turtle habitat in back yard. Garden gnomes like turtles
3. Shade trees, the garden gnomes like shade in the summer
4. Train set, going from room to room in your home. Garden Gnomes like trains.
A buyer may love these ideas too, but they may not pay off.
Not liking the answer from the Garden gnomes, well the third grader awaits!

This can be perplexing decision. What do you want to personally enjoy in your home along with your Third Grader? Or.... What do buyers want and consider most important when buying a home? Whch choice does one make?
If you love your home and do not want to ever move....maybe a built in HO Train set going from room to room or possibly a private bowling alley or room with a turtle aquarium. Maybe you or your "Third Grader" will love these also... but these will not attract the majority of buyers. Third Graders like pools, but you may not get your money back when selling after installation costs.

Source: MarketWatch, Steve Kerch, Paul Cardis, CEO of Avid Ratings, which conducts an annual survey of buyer preferences, identified these must-haves in new homes:
1, Large kitchens with islands
2. Energy efficiency, including energy-efficient appliances, super insulation, and high-efficiency windows.
3. Home offices
4. Main-floor master suite
5. Outdoor living space (Third Graders like)
6. Ceiling fans
7. Soaking tub in the master suite and/or an oversize shower with a seating area
8. Stone and brick exteriors rather than stucco or vinyl
9. Community walking paths and playgrounds (Third Graders like)
10. Two-car garages, but three-car garages are even more desirable (Third Grader benefits)
Of course the 'Third Graders' may have # 5, # 9 and #10 higher on their list. Three car garage for a third grader? Yes, more room for bicycles, scooters and working on the next school project.
