Tie Breaker Criteria for Picking the Best Offer

Many agents, if you ask them, do not like being involved in multiple offer situations. It can stress out some agents. They probably tend to prefer dealing with one buyer at a time, not juggling things, and not trying to maximize seller profit potential. Just slide the transaction into escrow.

On the other hand, I am pretty much the opposite of that sort of attitude. I love the challenges inherent in multiple offers. It's a way to analyze and strategize for the sellers. But sometimes it just comes down to the final straw, especially when two offers can be almost identical to each other. I actually had buyers win in a multiple offer situation because the buyer's agent mattered and the listing agent knew me. As it turns out, I had trained her when she was new.  She knew it would not be a hard fought deal, but a no nonsense one.

Elizabeth, I have had buyers request NOT to be in a multiple offer situation, but I am good with getting them on my listings all day long!

Elizabeth, yes, the agent is so important. And you know something? Sometimes the best agent is YOU, if you do dual agency that is. I know that is a sore subject for some.

Hella M. Rothwell, Broker/Realtor® No, the best agent is not the listing agent to also be the buyer's agent. Too much of a conflict of interest and impossible, if people were really honest with themselves, to do.

If I had thought that way, I would have hired the listing agent to buy my house in Hawaii instead of asking YOU to do it.

Chris Ann Cleland How nice to see you posting again. A buyer's agent was super rude the other day, trying to tell me what to do, arguing with me, making demands. I was floored. How did she think her buyer would buy that house with that sort of attitude coming from her? No deal.
