Some weeks you just have no clue how the skies part and a bucket of time is dropped right into our laps...at just the right time too! I had several more pop-bys to deliver over the weekend and had my client stops all mapped out to include my personal stops - specialty food shops, etc. (all centered around food)!
Suddenly, my phone went silent and my emailed dwindled to nearly nothing for two full days - Saturday & Sunday, giving me time to spend time with family, visit the Humane Society Charlotte for one final drop-off of more blankets that had been dropped-off at my home and time to cook. I swore, more than once, that this was a Christmas Miracle since I had been going 100 mph since the day after Thanksgiving!
Every dish turned out perfectly (another Christmas Miracle!) and my home was filled with family, friends and lots of laughter & love. I couldn't have asked for a more perfect Christmas! The day after Christmas, the phone was blowing up and the emails began pouring in again...and you're hearing no complaints from me!
I was suffering a bit from post-Christmas blues this year after my oldest and his wife returned home to Orlando the day after Christmas. They were our last 'guests' to leave and all at once, our home was back to Q U I E T! I was so spoiled by all of the hustle bustle that it was a total 'let-down' so, I had to dive right in again to get my mind off of missing my family!
Business
Two more fantastic inspections this week and a Closing that was moved to Tuesday, has now been moved to next Friday. We're not happy at all about that one but, the buyer IS giving it all she's got to get to the finish line and my seller & I believe she will but, we do have a back-up Offer in the event that Friday doesn't include a Closing next week.
I have 3 clients Closing on 2 properties on the 16th & 17th of January and today, all 3 clients reached out to me, all within a one-hour time-frame, asking to move their Closing to the same, identical time! The attorney graciously obliged and we are now all set and everyone is happy going into the New Year.
I did have a bit of a bizarre thing happen on Christmas Day - I got an email from one of my clients, "We dropped by and shared the inspection report with the sellers and they agreed to make all repairs. Merry Christmas to us, right?!" OH DEAR! I responded that we would put an official request together the next morning and we did. I sent it to the listing agent and she replied, "Well, we'll just see about this!" No kidding, in about 10 minutes, I had the signed request back in my inbox! *NOTE: Buyers - this is NOT the way to handle a repair request as we have protocol that we follow to address the inspection report/repairs. This may have worked with these buyers but, did so because both my buyers and the sellers have met before and are both extremely reasonable people...and, it didn't hurt that the inspection was relatively clean too!
3 appraisals came back this week - all were bidding war properties and all were of concern to me as to whether the appraisers would find the same comps I had found. Thankfully, all 3 came in at or above Contract price so, I breathed a huge sigh of relief, as did the buyers, sellers and listing agents!
We had a new listing hit the market at the lake this week but, we had to take it off the market until tommorrow as the contractor had a few more 'finishing touches' to complete before it was show-ready. We're hosting an Open House tomorrow and feel confident, with all of the calls on the property, that we're sure to have an Offer relatively quickly.
Another new listing is being prepped for photos on Tuesday and will be our first listing for 2018. We're excited as these sellers are under Contract on another fabulous home that will Close in early 2018 and they are through the 'tough' part of their purchase already (Due Diligence, appraisal, etc. are all complete). #LifeIsGood
