How to Show Your Buyers There’s Enough Room!
Selling your house is like selling anything else...you have to show your buyers what they want. And one thing that all buyers want in their new home is space.
Ask any agent and they’ll tell you that some of the questions they hear while showing a home are about room...Is there enough room for the bed? Will the garage hold our cars? I’m not sure if our dining room table will fit in here!
This is especially true here in Palm Beach County where many buyers are right-sizing and transitioning to homes that are easier to care for.
You can help by answering your buyer’s questions about room. Here are some tips:
This is the number one thing you can do to help your buyers see the space. You’ll be moving soon so why not get a head start packing. Go through each room, cabinet, drawer, and closet and toss, donate, or pack what you don’t need or won’t need until you move.
Each room...stand at the entrance and take it in. Is there too much furniture so that all you see are chairs and tables?
Is the focal point blocked by heavy curtains or a chest?
Bookcases...Most bookcases can stand to lose about 75% of what’s sitting on the shelves. Leave visual space for the buyers to see the bookcase.
Cabinets...Oh yes, buyers will open these and nothing signals no storage space more than crammed cabinets. Go ahead and pack up your holiday dinnerware and assorted glasses that you won’t use until you move.
Drawers...And, they will open these as well. If you have the proverbial junk drawer in your kitchen, grab a trash can and start pitching.
Closets...remove whatever you can from the floors. If you can, invest in hangers that allow for more storage while keeping everything neat. Group clothes by type (tops, slacks, dresses, etc) and color.
Don’t stuff everything on top, either.
Lighten up the mood
If your furniture is heavy and large in appearance consider storing part of it.
If you can, replace a heavy wooden cocktail table with a glass table. Or invest in small storage cubes that can serve double duty.
If you have shower curtains in your bathrooms, swap them out for clear ones.
Lighten it up even more
Where appropriate add mirrors that will reflect space such as your outdoors.
Remove heavy window coverings
Check your lighting. Add lamps by your bed, or desk. Turn every light on and see if your rooms shine or are they hard to see. If you only have one overhead light in a room, definitely add more.
Rather than decorating with lots of small things, opt for one large vase or decorative item.
Instead of 15 framed photos on your wall, opt for 1 large piece of artwork.
Remove visual clutter
If you have 8 or 10 chairs around your dining room table, remove 2 or 4.
If you can, keep your colors simple. Add a pop of color in a neutral room but you don’t want too many colors all around the room.
Or try different shades of the same color.
Don’t forget the forgotten but important areas.
The garage is often forgotten but look how important it is to storage. You have to show your buyers that your two-car garage will indeed hold 2 cars.
If you have items that won’t fit in your home, rent a storage unit. It’s just for the short term but it will free up valuable space in your home.
Find a way to store tools off the floor.
The utility room is still a part of your house and yet it can become the catch-all space for items that you use and have no idea where to put them.
Your backyard and pool area needs to convey that oasis that your buyers are looking for. They are looking for that spacious pool area or backyard for their family and for entertaining. Buyers who see tools and equipment or your exercise equipment sitting in the patio area are getting a signal that there isn’t enough room.
When selling your house it is important that you show your buyers that your space is enough for their lifestyle. Not sure what to do?
