Curiosity may have killed the cat and the home buyer?

No cats actually died in the making of this story, but a Home sale sure did. You see, a Buyer Agent insisted that a Buyer make an offer based on what the Seller paid for the home. They looked up the home on those "big time" real estate web sites. Then proceeded to offer like 2/3rds of the asking price of my new listing based on a low of a price it showed the seller paid.

 

Curiosity killed the buyers deal as it was not only rejected, not just tossed in the trash but thrown in the fireplace. The buyer asked "Why shouldn't I Look to see what the Seller paid?".  The buyer agent said it "sure did matter what the Seller paid for  a home.

 

 

 

The moral of the story is that in reality, NO it does not matter what a seller paid for the home. An asking price is based on what has sold. The sales price is based on what a buyer is willing to pay and agreeable by all parties.

 

 

 THE BEST WAY to go about any home sale or purchase is to know that the consumer should not choose just any agent. OMG..of course the buyers agent should look to try and find out what the seller paid and prove to the buyer there is great value in buying because of appreciation! Not show them its a bad investment and will only get what they paid for it! You are right all agents are not created equal!

When I've had buyers who looked up purchase price and made comments about what the seller "should" make on his home, I've often told them we have no "price police in Charlotte" and then asked them how they'd like it if the price police came to their home and determined an appropriate sale price based on what they paid. That usually shuts them up.

HI Scott Godzyk - This and price per square foot are my two biggest pet peeves when listening to buyers. Every home in Sedona is a custom built home and though Price/SF is a bench mark, a buyer has to look to amenities and views etc ...at least in Sedona. This is why they pay me. I know what the value of the home is.

That previous sales price is always irrelevant, unless you are dealing with an FHA buyer and a flipper of a seller.

I have had some buyers question what the seller paid before and always explain that it's not important because it's what a home is worth that counts. I also have not had to deal with an agent that agreed that it was important either but I am sure it's coming some day.

Sales price that the seller paid is irrelevant.  Years creat appreciation.  Improvements can be made.  The only thing a buyer should be concerned with is "current" market value.

What a weird belief. Unless the house was sold to the sellers within the last few weeks, and we know that's an unlikely scenario, it's not relevant. Bizzare at times what buyers, and their agents seem to think in terms of trying to find value.
